The pool shell is the foundation of everything else. Plaster surfaces have a functional lifespan of 10 to 15 years under normal conditions. Resurfacing alone on a standard residential pool, a 15×30 or similar rectangular shell with no tile or deck work, typically runs 5 to 10 business days from start to fill. Factor in an additional two weeks of startup chemistry before the pool is ready for regular use.
Full remodels that include tile, coping, and decking typically run 3 to 6 weeks, depending on material lead times, permit requirements (required for some equipment upgrades and structural repairs in Bay Area jurisdictions including Walnut Creek, Danville, and San Ramon), and crew scheduling.

Yes, for the large majority of pools. A full pool remodel typically extends a pool’s functional life by 15 to 25 years. The alternative, demolition and full replacement, costs roughly three to five times more than a comprehensive remodel and involves significantly more disruption to the surrounding landscape and structure. Bay Area residential pools built during the 1970s and 1980s are now 40 to 50 years old. The gunite shells are structurally sound in most cases; gunite holds up well over decades. But the surfaces, tile, coping, and equipment are well past their service lives. A well-scoped remodel brings these pools current without the cost and disruption of a full rebuild.
Within limits. The gunite shell is a permanent structure. You cannot change the pool’s shape, depth profile, or footprint without demolishing the existing shell, which eliminates the cost savings of remodeling. What you can change: the surface finish and color (which completely transforms the visual character of the pool), the tile pattern and coping material, the decking layout and material, in-wall water features such as bubblers and spillways, and the complete equipment package including lighting, automation, and sanitation systems. Many Bay Area homeowners are surprised by how significantly a pool’s appearance changes with new plaster, updated tile, and contemporary decking, even with the same underlying shell geometry.
Resurfacing alone is the right scope when the shell surface has reached end of life but the tile, coping, decking, and equipment are in reasonable condition. A full remodel makes sense when multiple systems are failing simultaneously, when the pool has not been updated in 20 or more years, or when the goal is a visual transformation that requires more than a surface change.
