What Pool Remodeling Actually Covers

Pool remodeling is not a single service. It is a category that can include any combination of the following work, depending on the condition and age of your pool. A competent contractor scopes the project based on an inspection, not a phone call.

The pool shell is the foundation of everything else. Plaster surfaces have a functional lifespan of 10 to 15 years under normal conditions. Bay Area pools, which contend with hard water in much of the East Bay and Tri-Valley and significant seasonal temperature swings, often show deterioration on the shorter end of that range. Signs the surface has reached end of life: chalky or rough texture underfoot, persistent staining that does not respond to acid washing, plaster delamination where sections lift away from the shell, and elevated chemical consumption from surface porosity.

Waterline tile sits at the evaporation line where calcium deposits concentrate. Over time, grout degrades, tile loosens, and efflorescence appears. Faded, chipped, or lifting tile is one of the most visible signs that a pool needs attention. Coping is the cap that runs the perimeter of the pool, separating the shell from the surrounding deck. Options include cantilever concrete, brick, natural stone, and travertine. Coping replacement is typically paired with tile work and deck resurfacing since the surfaces meet at the same perimeter line.

Deck Renovation

The deck affects safety, drainage, and the overall appearance of the finished pool area. Common problems include surface cracking, lifting pavers, faded Kool Deck or painted concrete, and pooling water from drainage issues. Deck renovation options range from textured overlay coatings on existing concrete to full paver installation to flagstone or travertine overlay to complete demo-and-replace on severely deteriorated surfaces.

Equipment Upgrades

A pool remodel is the logical time to address equipment because the pool is already drained and prepped for other work. Common upgrades include variable speed pumps, which reduce energy costs substantially compared to single-speed models; LED lighting to replace older incandescent or halogen fixtures; salt chlorination systems; and automation controls that allow remote monitoring and scheduling. Major equipment manufacturers for residential pools include Pentair, Hayward, and Jandy.

Structural Repairs

Not all cracks are equal. Shrinkage cracks are surface-level and common, appearing as plaster cures, and are addressed during resurfacing. Structural cracks penetrate the gunite shell and require separate repair work. Bond beam damage, which affects the reinforced concrete ring at the top of the pool shell, allows water intrusion and causes progressive deterioration of the shell and the surrounding deck if left unaddressed. Adams inspects the full shell before scoping any remodel so structural issues are identified and priced before work begins.

The Adams Remodeling Process

Swimming pool remodeling follows a defined sequence. Adams handles it in seven stages.

  1. Inspection and scope. We inspect the shell, bond beam, tile, coping, and equipment. We document condition, identify structural issues, and take measurements. This is a working inspection with deliverables.
  2. Written proposal. You receive a line-item scope with material choices specified: surface finish type, tile selection, coping material, equipment model numbers where applicable. No vague “pool remodel” lump sums.
  3. Demolition and prep. Existing plaster is removed by hydrojetting or grinding. Tile is chipped out. Coping is removed if being replaced. The shell is reinspected after demo when the full surface is visible.
  4. Shell repair. Structural cracks are repaired using hydraulic cement and bonding agents. The bond beam is reinforced if needed. Plaster keys are prepared for the new surface.
  5. Installation. Surfaces go in sequence: shell first, then tile and coping, then decking. Equipment is installed concurrent with deck work.
  6. Fill and startup. Once surfaces cure, the pool is filled. Startup chemistry is established over the first two weeks, including monitoring of calcium hardness, pH, and alkalinity as the new plaster cures. Skipping or rushing startup chemistry damages the new surface.
  7. Walkthrough. We walk the completed project with you and review ongoing maintenance requirements for the new surface. 

How Long Does Pool Remodeling Take?

Timeline depends directly on the scope of work.

Resurfacing alone on a standard residential pool, a 15×30 or similar rectangular shell with no tile or deck work, typically runs 5 to 10 business days from start to fill. Factor in an additional two weeks of startup chemistry before the pool is ready for regular use.

Full remodels that include tile, coping, and decking typically run 3 to 6 weeks, depending on material lead times, permit requirements (required for some equipment upgrades and structural repairs in Bay Area jurisdictions including Walnut Creek, Danville, and San Ramon), and crew scheduling.

What Does Pool Remodeling Cost?

Pool remodeling costs vary significantly based on scope, materials, pool size, and site conditions. Contractors who quote a single average price before inspecting the pool are quoting before they have enough information. The following factors drive the final cost.

  • Surface finish choice. White plaster is the baseline. Quartz aggregate finishes run higher. Pebble tec and pebble sheen finishes run higher still, with longer service lives to match.
  • Pool size and geometry. A 15×30 standard rectangular pool requires less material and labor than a 20×40 freeform pool with an attached spa.
  • Tile and coping selection. Standard field tile and concrete coping cost less than glass mosaic tile and travertine coping.
  • Equipment upgrades. Variable speed pump and LED lighting packages add project cost and reduce long-term operating costs.
  • Structural condition. Bond beam damage or significant shell cracking requires additional repair work beyond standard surface prep.
  • Site access. Pools in tight side yards or on hillside lots with difficult equipment access add labor cost.
