A newer master-planned community by Landsea Homes on 321 acres, Ellis will include up to 2,250 homes at buildout. Floor plans range from 2,607 to 3,328 square feet across neighborhoods including Ashbourne, Kingsley, Montrose, and Shawood. The development includes a community swim center, parks, and commercial space.
The core of Tracy’s housing stock, built primarily from the 1970s through the 1990s. The City of Tracy also uses the eTRAKiT online portal for permit tracking. Prefabricated pools that are less than 24 inches deep, hold no more than 5,000 gallons, and sit entirely above ground may be exempt, but virtually all custom pool construction requires full permitting.
California law requires a minimum 60-inch pool barrier fence with self-closing, self-latching gates. For pools built or remodeled after January 1, 2018, at least two of seven approved drowning prevention safety features must be installed.
