What Makes Pool Projects Different on the Monterey Peninsula

Water allocation. The Monterey Peninsula Water Management District controls all water usage in the region. New pools require available water credits on your specific parcel. Under MPWMD Rule 24, pools are assigned one fixture unit per 100 square feet of surface area. Pools must be filled by a licensed mobile water distributor, not from the tap. This system applies across every Peninsula community.

Coastal conditions. Salt air from the Pacific accelerates corrosion on pool equipment. Adams specifies marine-grade materials for every Peninsula project: type 316 stainless steel, PVC piping, and equipment meeting ASTM B117 salt-spray ratings. The marine layer also means heated pools are essential for comfortable use, and California’s Title 24 standards now require renewable primary heating sources for new installations.

Seismic considerations. The Peninsula sits near the San Andreas, San Gregorio, and Monterey Bay-Tularcitos fault systems. Pool shells and surrounding structures must be engineered for seismic activity. Properties in mapped hazard zones may require site-specific geotechnical studies before construction can begin.

Varied permitting. Each Peninsula community handles pool permits differently. The City of Monterey, City of Carmel-by-the-Sea, and Monterey County (for unincorporated areas like Carmel Valley) each have their own building departments, design review processes, and timelines.
